CHANDIGARH, May 22— In a significant administrative move tied to rising real estate values, the Punjab government has officially transferred eight villages from Patiala district’s Rajpura sub-division to the Banur Sub-Tehsil of SAS Nagar (Mohali) district.

The shift was formalised through a notification issued on May 20 by Anurag Verma, Additional Chief Secretary-cum-Financial Commissioner Revenue, Department of Revenue, Rehabilitation and Disaster Management. Citing powers granted under Section 5 of both the Punjab Land Revenue Act, 1887, and the Registration Act, 1908, Verma confirmed that the transfer was made with the Governor’s approval and takes effect immediately upon publication in the official gazette.

“The Governor of Punjab is pleased to order the transfer of these villages,” the notification reads.

The affected villages—Manakpur (HB No. 272), Khera Gajju (HB No. 269), Urna (HB No. 2), Changera (HB No. 243), Ucha Khera (HB No. 271), Gurditpura (HB No. 268), Hadayatpura (HB No. 270), and Lehlan (HB No. 267)—will now fall under the administrative control of the Banur Sub-Tehsil in SAS Nagar.

Officials in the Patiala district administration confirmed the change, acknowledging that landowners in Mohali’s jurisdiction were seeing higher returns compared to those in Patiala. “Land prices in these villages weren’t appreciating as expected due to the administrative setup. Buyers often faced difficulties due to the need to process deals through Rajpura,” said a senior district official on condition of anonymity.

Sources within the Revenue Department said that the realignment aims to streamline property transactions and unlock higher land values in the region. The move is expected to benefit landowners and investors alike, as the Mohali district has seen a significant upswing in real estate activity in recent years.
