Chandigarh, Nov 21, 2025: The Chandigarh Housing Board has launched the process for the e-auction of 16 residential and commercial units, setting the stage for competitive bidding that will stretch across several weeks and culminate on January 7 next year.
Officials said the auction will include six residential flats offered on a freehold basis and 10 commercial spaces available on a leasehold basis. The inspection window for interested bidders has already been opened, allowing site visits every Saturday from 10 a.m. to 5 p.m.
According to the schedule released by the board, the submission of Earnest Money Deposit began Wednesday and will remain open until 5 p.m. on December 11. Online bidding will start on December 12 at 9 a.m. and continue until 4 p.m. on the final auction day.
“All the residential units are Category IV flats in Indira Colony, Manimajra, with reserve prices between ₹38.20 lakh and ₹41.06 lakh,” an official said, noting that the commercial properties include seven units in Manimajra and three in Sector 40A, priced from ₹42.99 lakh to ₹85.50 lakh.
The CHB stated that each property will be allotted to the highest eligible bidder quoting above the reserved rate. The board also clarified the tax structure applicable to successful bidders. “GST will not apply to the premium of residential and built-up commercial units,” an official noted. “However, for leasehold allotments, GST will be levied on the annual lease money or ground rent.”
The board expects strong participation as the auction window opens, with many prospective buyers showing early interest during inspections.
