Mohali Property Dealer Booked for ₹30 Lakh Land Fraud

Mohali, July 8 — A local property dealer has been booked for allegedly defrauding a city resident of ₹30 lakh in a bogus land deal involving property in Ludhiana. The accused, Samir Juneja, a resident of Phase-11, Mohali, is currently absconding, police said.

The complaint, filed by 55-year-old Palwinder Singh of Sector 79, Mohali, led to a case being registered at the IT City police station under Sections 406 (criminal breach of trust) and 420 (cheating) of the Indian Penal Code.

According to the complaint, Singh had entered into an agreement with Juneja to purchase half an acre of land in Nurpur Bet village, Ludhiana, for ₹1.95 crore. As part of the deal, Singh paid ₹30 lakh as advance — ₹15 lakh in cash and another ₹15 lakh via RTGS. The land registration was scheduled for November 30, 2023.

However, Juneja failed to appear on the date of registration. When Singh began investigating, he found that the land was not registered in Juneja’s name. To regain Singh’s trust, Juneja issued a cheque of ₹25 lakh, which later bounced.

Singh subsequently contacted the tehsildar (west) in Ludhiana for official verification. The tehsildar confirmed that Juneja did not own any land in Nurpur Bet village, revealing that the accused had falsely presented another person’s property as his own and signed a fake agreement to receive money.

“Based on the evidence and the tehsildar’s report, we registered a case against Samir Juneja. He is currently on the run, and a search operation is underway to locate and arrest him,” a police official said.

Investigations are ongoing, and authorities have not ruled out the possibility of other victims or accomplices being involved.
